LAGO VISTA—Outside of a few clarifications, the Lago Vista City Council had little fanfare while approving the rezoning of the Hines Group land at its regular meeting Dec. 17.
Council received a recommendation of approval from the city planning and zoning commission for rezoning the Hines Group property to a Planned Development District, or PDD. Current plans for the approximately 874 acres will include mostly residential lots with an area along FM 1431 for commercial development. The Hines Group has advertised the land—once owned by the Rodgers family—as Tessera on Lake Travis.
Councilman Pat Dixon commented on the Hines’ development plan not having any mention of open space, despite a conceptual map of the subdivision showing open park space. Hines Group representatives at the Dec. 17 meeting said open space will be worked out during the platting process.
“We didn’t want to come back repeatedly with minor changes,” Tom Mote of the Hines Group said.
Councilwoman D’Anne Gloris commented on the plan changing its minimum home size from 1,800 to 1,600 square feet. She said most homes inside city limits are larger in size.
After approving the rezoning, the Council made several actions including:
—Reappointing Barry Wilson and Elizabeth Jamison to the parks and recreation advisory committee.
—Reappointing Ron Smith and Linda Lee and appointing alternates Paul Smith and Jim Moss to the P&Z.
—Appointing John Hall as a P&Z alternate.
—Approving a $50,000 expenditure to replace a raw water intake pump.
